These homeowners purchased a lovely Melrose corner-lot home & sought to tackle many different projects at once. By working with LCM PLUS, a plan was created to include front steps & walkway, back steps & patio, drainage, fence replacement, landscape lighting, a natural stone wall, as well as irrigation & a new lawn. While this may seem overwhelming, our design build process streamlined the experience and had the work completed in a few short weeks.
First, LCM PLUS removed the existing fence from the perimeter of the property. Using large equipment
we removed the lawn, prepared the grading, and excavated for two drywells. LCM PLUS connected the homes downspouts to drainage pipes installed into the drywells for better water management; this prevents water from degrading or penetrating the foundation & mitigates erosion in the outdoor living space from heavy rain-fall.
Next, LCM PLUS demolished the existing back steps which had protruded straight from the home with a landing too small to prove functional. The proposed steps had a modified layout with a large landing at the top as well as a smaller landing & turn. This design is safer and more aesthetically appealing for the proposed patio space, however by changing the layout LCM PLUS had to install new concrete footings. The new steps were completed with a splinter-free composite material, look at the difference!

Nestled between the home & garage, LCM PLUS installed a Techo-Bloc Blu-60 patio with an attractive contrasting band of pavers along the outside edge. As part of the design, a planting bed & trellis soften the area against the stark exterior garage wall. Landscape lighting was to highlight the natural beauty of the wall and light the patio area over to the steps.

Again, the replacement steps required the installation of a new concrete footing. The new steps were built using natural flat fieldstone to match the garden wall, and Bluestone treads were installed – harmonizing nicely with the natural tones and overall design language of the project. Blu-60 pavers with the contrasting band for the walkway complete the front entrance.

With all construction complete, the hydroseed lawn & new irrigation system were ready to be installed! The finished product shows an incredible change from the previous condition of the landscape and masks the extensive underground drainage & electrical work also completed. This creative outdoor living space will serve well for many years to come!
